Solving the International Student Crisis in the UK

The United Kingdom hosts over 605,130 international students who collectively contribute £25.9 billion to the national economy. Yet despite their enormous economic impact, these students face a fragmented and often hostile environment when it comes to housing, social integration, and everyday support services.

Vacua was founded to address this gap. The company envisioned an all-in-one platform combining a student marketplace, social networking features, and a real-estate portal specifically designed for international students. With a particular focus on underserved needs like Sharia-compliant housing, Vacua aimed to become the digital backbone of the international student ecosystem.

When Vacua approached Avvale, they had a clear product vision but needed a compelling investor deck to raise £2 million in funding. The challenge was translating a multi-faceted platform into a coherent narrative that would resonate with investors unfamiliar with the unique pain points of international students.

  • Over 300,000 bed shortage in UK purpose-built student accommodation (PBSAs)
  • International students face cultural shock, social isolation, and lack of practical support
  • No single platform existed combining housing, social networking, and marketplace for students
  • Needed to raise £2 million to fund platform development and market entry
  • Required clear articulation of a multi-revenue-stream business model

Crafting a Multi-Dimensional Platform Story

Avvale worked with the Vacua founding team to develop a pitch deck that distilled a complex, multi-product platform into a clear and investable narrative. Our approach centred on four pillars:

Market Quantification: We established the scale of the opportunity by highlighting that the UK student housing market alone is valued at £3.32 billion, with a 22.7% expected growth rate. We demonstrated that international student enrolment had grown 35% since 2016/2017, creating a large and expanding addressable market for Vacua's services.

Revenue Model Clarity: The deck articulated Vacua's dual revenue model: subscription income at £1 per month per user and advertising revenue from businesses targeting the student demographic. Financial projections showed a path from £240,000 in Year 1 revenue to nearly £5 million by Year 5, with net income margins reaching 77%.

Competitive Differentiation: We mapped Vacua against primary, secondary, and tertiary competitors, positioning the platform uniquely at the intersection of student lifestyle services and real estate. Unlike generic platforms, Vacua was designed exclusively for international students, including features like Sharia-compliant housing search that no competitor offered.

Team Credibility: The deck showcased the founding team's combined expertise: Dr Awosanya Yusuff's financial leadership experience, Catarina Silva's engineering background at companies like JustEat and HSBC, and Zeeshan Sikander's software development track record. This gave investors confidence in the team's ability to execute.

Investor-Ready and Market-Positioned

Avvale delivered a comprehensive pitch deck that positioned Vacua as a first-mover in the international student services space. The deck clearly communicated a £2 million funding ask with detailed use-of-funds allocation: £800,000 for licensing and production, £300,000 for recruitment, and £655,000 in cash reserves.

The financial projections demonstrated strong unit economics, with the platform achieving profitability in Year 1 and scaling to £3.8 million net income by Year 5. The pitch deck gave Vacua a professional foundation to engage institutional and angel investors with confidence.

Ready for the Next Step

Vacua is now equipped with a professional, investor-ready pitch deck to pursue their growth objectives.

The Bigger Picture

Why This Matters: The international education sector is experiencing a structural shift as student mobility continues to grow globally. The UK, as the world's second-largest host of international students, faces critical infrastructure gaps in housing and support services. Platforms that can aggregate and streamline these services stand to capture significant value, particularly as universities increasingly outsource student support to third-party providers.
