The same deposit can be built as very different businesses, and the choice changes the capital requirement and the risk profile dramatically. Spell out which model you are pursuing and why.

  • Owner-operator: you buy or lease the plant and run extraction yourself. Highest capital outlay and operating risk, but you keep the full margin and control quality, scheduling and reclamation directly.
  • Contract-mining: you hold the rights and the permits but pay a specialist contractor a per-tonne rate to extract and process. Lower upfront capital and a faster start, at the cost of a thinner margin and dependence on the contractor's availability.
  • Royalty / tribute: you control the ground and licence another operator to work it in exchange for a royalty per tonne or a share of revenue. Lowest effort and capital, lowest control, and useful where you have tenure but not the appetite to operate.

Most lenders prefer to see a stepwise plan: prove the resource and the market with a low-capital contract-mining or small owner-operator phase, then reinvest cash flow into owned plant once volumes and prices are demonstrated. That phasing turns an all-or-nothing capital ask into a fundable sequence.

How a Mine Actually Makes Money

Revenue in this industry follows a simple identity that the plan must spell out: tonnes sold, multiplied by grade or product spec, multiplied by realised price, less treatment charges, haulage and royalties. Everything else in the financial model flows from those four variables, so a credible plan states each one explicitly and stress-tests them.

Margins differ sharply by sub-sector. A well-located aggregate quarry selling into nearby construction demand can hold 20 to 30 percent EBITDA margins because freight cost protects it from distant competitors. The strategic question every mining business answers, implicitly or explicitly, is where it sits on the industry cost curve. A mining plan lives or dies on execution detail, and reviewers read the operations section to test whether the founders have actually run a site or only modelled one. Cover the full chain from ground to invoice: the extraction method (open pit, quarry bench, dredge, underground), the processing route (crush, screen, wash, concentrate), how material is stored and loaded, and how every tonne is weighed and recorded so that sales reconcile to production.

Logistics deserve their own paragraph because, for low-value minerals, transport is the single biggest threat to margin. State the haulage radius your product can profitably reach, who carries it, and whether you control or merely rent that capacity. A site 20 miles from a ready-mix plant is a different business from an identical site 60 miles away, even though the rock is the same.

On the demand side, secure buyers before you secure all the capital.
