One of the strongest parts of the work was the detail in the assumptions and financial model. The plan set out a 3-year development period, an 8-year closing period, an average investment size of $8.5 million, average annual rental income of $680,000 per asset, and an 8.0% rental yield assumption, giving the client a much clearer operating and investment framework than the live case study currently suggests.

The financial model also helped make the opportunity more tangible. The plan forecast revenue rising from $4.42 million in 2024 to $12.58 million in 2025 and $19.15 million in 2026, creating a clearer picture of how capital deployment and asset performance could support growth over time.
